Within this context, a shopping center lease-up specialist guarantees the exploitation of the business.
Missions
Within the framework of the orientations and guidelines issued by the Corporate Sales Department, lease up new projects and change the tenant mix in existing centers:
• participate in the feasibility study for a project, identifying and analyzing project characteristics
• develop partnerships with retail distributors and help to build Ségécé’s reputation
• obtain the highest possible rents to meet investor profitability targets.
New projects:
• Commercial feasibility diagnosis and draft retail program for the project under consideration:
- review data from the marketing department: location, retail environment in the region, surrounding urban development, catchment area
- field study of local context.
• Lease-up of new projects:
- work on the project’s internal design
- draw up merchandising plans that comply with approvals that have been granted or are pending
- determine retail layout with the aim of maximizing revenues for the shopping center, activities and retailers represented,
- work with the relevant services to ensure that the agreements needed to obtain CDEC are completed
- make sure all negotiated agreements are signed.
• Changes in tenant mix and restructuring of existing centers:
- identify retailers in difficulty by analyzing revenues or past due payments, anticipate and set up plans for lease sales
- identify retailers whose business is incompatible with their floor area and look for acceptable corrective measures
- encourage the addition of adapted new retailers as older ones sell or cede their leases
- integrate client surveys into merchandising plans
- work with local onsite teams by exploiting internal skills so that defined objectives are met
- ensure that negotiated agreements are signed.
You have a degree in sales, combined with solid sales experience and knowledge of French and international retail distribution. Prior experience in the shopping center segment would obviously be a plus.
