Expansion Manager

Klépierre has chosen to position itself in the Continental European shopping center market. This real estate segment offers a low risk profile, is not subject to economic cycles, and guarantees steady revenue growth. Within this context, an expansion guarantees the exploitation of the business.
Your role consists of identifying new opportunities, then managing and coordinating the actions of the various participants during the feasibility and assembly phases of a commercial real estate program, while also ensuring adherence to investment criteria (commercial, financial, technical and architectural).
Missions
As an expansion manager, you will:
Detect opportunities and define the feasibility indicators for a project:
• Identify new projects:
- Respond to calls for tender
- Establish and build relationships with local players (elected officials, developers, land owners, etc.)
• Participate in enhancing the value of existing real estate assets with the teams at Ségécé in order to promote the appeal of the shopping centers
• Conduct a legal, technical and financial audit of existing shopping centers in preparation for an acquisition.
Prepare and present an executive summary to the various internal decision-making boards (Executive Committee, Investment Committee, etc.) that review and approve the project.
Ensure that all administrative and legal aspects of the project are covered:
• Administrative and other authorizations:
- Business licenses, public survey, retail park regulations, etc.
- Acquisition of land, expropriations, building permits, etc.
• Legal aspects of the project:
- Contractors
- Draft sales contracts
- Structures to be set up (development companies, subsidiaries, etc.).
Maintain internal communications for Ségécé:
• Report on project status to ad hoc committees:
- supply data that provides insight into project status (from a budgetary, technical, legal and administrative perspective).
Once the administrative approvals have been granted, hand off the project to the production teams.
• You have significant experience in a similar role and good knowledge of the commercial/retail real estate business.
• You are autonomous, methodical, and have good interpersonal and sales skills.
